What should I do if my tenant has stopped paying rent?

If your tenant stops paying rent, you must give them a notice called a 5 Day Pay or Quit. This informs the tenant of the default and how much they owe to bring the lease current. This includes past due rent, late fees, damages and possibly attorney’s fees.
